Bel Air Crest is a gated community occupying 516 acres of mountain ridgetop just east of the 405 Freeway opposite Mountain Gate Country Club. 

Construction of this planned development commenced in 1989 within two sub communities, Bel Air Crest Canyon Homes and Bel Air Crest Custom Homes. Today, the neighborhood encompasses 279 residences and is approaching 100% build out, with only a handful of custom lots still awaiting development.

 

The building envelope of Bel Air Crest is almost entirely encircled by untouched hillside, as 300 acres of the property were dedicated to permanent open space by the developer.  Most homes are situated on quiet cul-de-sacs and views run the gamut from hillside to ocean depending on location and orientation within the community. Despite a distinctly suburban feel, Bel Air Crest offers immediate proximity to the 405 Freeway and is an excellent base for commuters. Set in the Sepulveda Pass midway between employment and entertainment nodes in West Los Angeles and the San Fernando Valley, residents can access all of the amenities the city has to offer in just minutes. 

 

All homeowners enjoy use of an extensive community amenity package. The Bel Air Crest Homeowners Association (BACHOA) maintains a large clubhouse with a fully equipped gym, great room, and catering kitchen that can accomodate private events. The clubhouse overlooks a large pool and spa surrounded by a spacious sundeck. Other amenities include four lighted tennis courts, lighted basketball courts, chipping and putting greens, and a children's playground. Resident social events are held throughout the year and a security patrol augments the 24-hour guard gated entrance. Interestingly, the BHCHOA is notorious for its disaster preparedness. As recently noted by the LA Times, the HOA has spent $50,000 on supplies and equipment over the past 3 years to remain self sufficient and provide for its residens in the event of an earthquake or other unforeseen emergency.

Bel Air Crest Canyon Homes were built by Prestige Homes in the 1990s. Six base floor plans were offered in the community ranging in size from 2,367 to 4,521 s.f.. Slight variations on these base plans exist throughout homes in the neighborhood. The majority of homes are finished in either a traditional or Mediterranean style and plans offer two to four car garages. The larger floorplans boast elevators and include maids quarters on the garage level. Backyards are modest although a number are large enough to accomodate a small swimming pool. Homeowner's dues comprise two associations with approximately $513 per month allocated to the master Bel Air Crest HOA and $220 per month allocated to the Bel Air Canyon Homes HOA.

Sales of Bel Air Crest custom homesites began in 1989 with the first homes completed in 1990. Lots were steadily developed over the years and today the community is virtually built out. Architectural styles vary but homes here are predominantly Mediterranean. The most sizeable yards are concentrated on fringe lots along the canyon rim. Residences are large and many boast wine cellars, home theaters, elevators, gyms, maids quarters and other amenities befitting homes of this caliber. The majority have private pools.
