Brentwood Terrace is a small neighborhood of approximately 150 single family homes situated between the eastern boundary of Santa Monica and Brentwood Country Club, south of San Vicente Blvd and north of Montana Avenue. Residents enjoy convenient access to Brentwood Country Mart, which offers both casual and fine dining in addition to an array of independently owned shops. Located along 26th Street, the Country Mart is easily walkable from anywhere in the community and also provides plenty of free on-site parking. 

The northern half of Brentwood Terrace boasts the largest lots in the vicinity found south of San Vicente Blvd. Many homes in this section have swimming pools and larger lawns. Moving south lot sizes trend more in line with the surrounding areas, but are still generous in size with both front and back yards. Homes throughout the community maintain significant setbacks from the street which contributes to the park-like character of the neighborhood. As with most areas of Brentwood, much of the original construction is being replaced with larger, second generation homes. A handful of two and three bedroom properties remain, but their numbers are decreasing year to year.
