EAST GATE (OLD BEL AIR):
East Gate Bel Air (often referred to as Old Bel Air) is defined by the original tract map developed in 1923 by Alphonzo E. Bell, namesake of the community. This storied neighborhood is one of the most prestigious and highly sought after in all of Los Angeles. The entrance is distinguished by an unguarded gate spanning Bel Air Road just north of Sunset Blvd. The original lot allotment comprises the southeast corner of modern Bel Air, bordering Holmby Hills to the east and Little Holmby/UCLA to the south.
Old Bel Air is prized for its large and relatively level lots. Many of the most desirable properties are found in the lower reaches of the community, as building pads generally decrease in size farther from Sunset. Flat acreage can mean limited views, but a number of properties enjoy vistas of the city and canyons (and even the ocean from select lots to the north). Large homes are strategically secluded behind private gates, periphery walls, and towering hedges. Privacy is of paramount concern to many residents. Accordingly, properties routinely come equipped with security systems and many transactions take place off market.
Many trophy estates in the neighborhood were designed by renowned architects heralding from multiple generations. The typical home in East Gate Bel Air is built to the highest specifications and laden with amenities. Swimming pools are all but ubiquitous. Tennis courts, theaters, gyms, wine cellars, maid's quarters, and detached guest houses are common. Many of the larger properties boast formal gardens and expansive lawns. The community as a whole is verdant with mature trees and meticulous landscaping.
Note: The original tract map for East Gate Bel Air includes a number of lots along the west side of Beverly Glen Blvd (see map above). Some of these homes command lower prices then the figures listed below, starting at approximately $3,000,000.

This area encompasses a small pocket of homes sandwiched between Sunset Blvd and the southern boundary of the Old Bel Air original tract map. For all intents and purposes, homes in this neighborhood are considered part of East Gate Bel Air. Properties here offer all the attributes discussed above, but are smaller on average and have a lower price ceiling.
