The Lower Casiano area is located north of Moraga Drive and east of Sepulveda Blvd along the western boundary of Bel Air. This lower Bel Air neighborhood encompasses homes along the southern section of Casiano Drive and two small side streets, Montego Drive and Acanto Place. The freeway adjacent location is convenient for commuters, but traffic noise can effect the area, particularly with regards to properties that back up to Sepulveda Blvd.  Noise pollution is also an important consideration for buyers along the west side of Casiano, where sound may carry up the canyon wall. 

 

Homes in the neighborhood are relatively uniform in size by Bel Air standards, with the vast majority falling between 2,000 s.f. and 4,000 s.f. Half a dozen larger residences exist, ranging in size from 4,000 s.f. to 6,500 s.f. and commanding prices from approximately $3MM to $5MM. Views throughout the community vary significantly. Nearly all addresses on the ridge above 1000 Casiano have canyon views, with many easterly facing properties overlooking Moraga Vineyards. Most westerly facing homes enjoy panoramas of the Getty Center, and higher elevation properties on both sides of the street often boast peeks of the city and ocean to the south. Many residents on Montego and Acanto trade views for larger and more level lots with a higher percentage of buildable area. 

 

At the terminus of Casiano, the Sepulveda Fire Road extends into Getty View Park. Residents are welcome to use this 'trail' for recreational activities including hiking and bicycling. The dirt road runs along the ridge and connects Lower Casiano with the gated Bel Air Crest community to the north.
