The portion of Beverly Hills south of Wilshire Blvd encompasses approximately half of all households within the city limits. The neighborhood sits directly east of Century City, and south of Beverly Hills' commercial core which runs the length of Wilshire Blvd. The community is largely occupied by single family residences on modest flat lots, punctuated by areas zoned for multi-family construction. Apartments and condominiums are predominantly concentrated along the neighborhood's flanks and major thoroughfares. Although dense by Beverly Hills standards, most streets south of Wilshire maintain a park-like feel, lined with trees and well manicured lawns. The neighborhood is home to K-12 city of Beverly Hills public schools, namely Beverly Vista Elementary, Horace Mann Middle, and Beverly Hills High.

SINGLE FAMILY HOMES:

Speaking generally, single family homes south of Wilshire trend more to less expensive from west to east, respectively. Within the South of Wilshire neighborhood, the Southwest Beverly Hills Homeowners Association represents the interests of approximately 450 homeowners bounded by Charleville Blvd to the north, El Camino Drive to the east, the alley above Olympic Blvd to the south, and Linden Drive to the west. These homes sit on slightly larger lots and realize higher average prices than single family properties east of Beverly Drive. Comparing apples to apples, a home in closer proximity to the Golden Triangle and Century City will command a slight premium over a similar home in closer proximity to Pico-Robertson or San Vicente Blvd. 

 

Lot sizes are fairly uniform throughout the neighborhood and the vast majority of homes offer between 1,500 s.f. and 4,000 s.f. of living space. A few dozen properties between 4,500 s.f. and 6,500 s.f. are scattered throughout the community. Newer builds in the aforementioned size range are pushing the price ceiling for the neighborhood up as high as approximately $5,000,000, and represent exceptions to the statistics given below. All homes west of Robertson Blvd are serviced by alleys and many feature rear loading detached garages. Properties have uniform front setbacks and modest backyards, many of which offer adequate space for a small pool.

Similar to development North of Wilshire, condominium construction south of Wilshire hit its stride in the mid 20th century, preceeded by a handful of small buidings that date back to the 1930s. The vast majority of units fall in the 1,200 s.f. to 2,500 s.f. range, with outliers on either end. Studio units are confined to 9601 Charleville, and units under 1,000 s.f. in general are exceedingly rare, with years often passing before one comes to market. Units above 2,500 s.f. are more common but still typically represent less than 10% of listings at any given time. Association fees vary signficantly among buildings, and are an extremely important consideration for any buyer to be aware of when looking in this neighborhood. The neighborhood is also home to a high concentration of apartment complexes.
