The neighborhood referred to here at Tigertail / Bonhill Estates is an aggregation of five residential tracts recorded between 1923 and 1963. The community occupies a ribbon of land along a ridge between Kenter and Bundy Canyons, south of Crestwood Hills. The neighborhood is easily distinguished by its large average lot size, which dwarfs that of adjacent communities. All homes are within a three minute drive of Sunset Blvd, and an additional three to four minute drive of downtown Brentwood and the 405 Freeway. Most properties enjoy views of the surrounding canyons, while many offer additional sight lines of the city and ocean.
Most residences in the neighborhood are relatively large. Two thirds of homes fall in the 3,000 s.f to 6,500 s.f. range with the average being close to 5,000 s.f.. Looking outside of this typical range, both the upper and lower bounds are well represented. A few dozen properties under 3,000 s.f. are scattered throughout the community, with the greatest concentration along Walther Way. A similar number of estates over 7,000 s.f. are concentrated along lower Tigertail and upper Bonhill. Approximately two thirds of homes have swimming pools and many of the lots offer a flat pad generous enough to accommodate a lawn or other outdoor amenities.
