UPPER MANDEVILLE CANYON

For homeowners seeking a pastoral country feel in the heart of Los Angeles, Upper Mandeville Canyon offers the best of both worlds. Residents trade a few extra minutes of driving for a true sense of tranquility and escape from city life. As compared to the lower reaches of the canyon, homes are generally less expensive with smaller building pads. Lot sizes up to and over an acre are common, but much of the property often encompasses unusable hillside terrain. Many residences are located on shared driveways, cul-de-sacs, or flag lots set back from Mandeville Canyon Road. Befitting the rural nature of the community, construction is generally reliant on septic tanks.

Upper Mandeville is surrounded by an extensive network of hiking trails. The adjacent Westridge-Canyonback wilderness park is one of the few area in Los Angeles that permit supervised dogs off leash. The neighborhood is overseen by the Upper Mandeville Canyon Association (UMCA), which works in conjunction with the (Lower) Mandeville Canyon Association and the Brentwood Hills Homeowners Association to protect community interests and preserve quality of life and the natural surroundings. Basic voluntary membership starts at $75 annually. For more information on the UMCA please visit their website.
