The portion of Westwood south of the Wilshire Corridor, west of Beverly Glen, north of Santa Monica Blvd, and east of the 405 Freeway offers both single and multi-family residential opportunities. The majority of single family homes are clustered north and east of Emerson Middle School, while condominiums are concentrated in the southern and western quarters of the community. The neighborhood contains approximately 950 single family homes and many more attached units. Residents enjoy a supremely convenient location, at the geographic center of Brentwood, Westwood Village, Century City, and Beverly Hills. In addition to Emerson Middle, the neighborhood is home to Fairburn Elementary, one of the most coveted public schools in all of Los Angeles.
SINGLE FAMILY HOMES:
Single family homes in this neighborhood are generally the most affordable in all of Westwood. Redevelopment is just beginning to ramp up. A handful of homes have been built in the last five years between 4,000 s.f. and 6,000 s.f. commanding up to around $5,000,000. While new construction remains the exception rather than the norm, these new builds are indicative of the direction the neighborhood is likely headed in the coming years. For the time being most homes remain an attractive investment and comparatively accessible point of entry into the Westwood market. Typical of earlier construction, many homes have detached garages set in the back yard with the driveway leading up the side of the house.

Condominium construction in the neighborhood has been ongoing since the early 1960s, with new developments opening on a continual basis throughout the years. Studio units are confined to just two properties, Park Ashton and The Colony, while one to four bedroom units are spread across a diversified selection of buildings. HOA dues vary by building with the vast majority falling in the $300-$600 per month range.
