West Gate encompasses some of the most sought after real estate in Bel Air. As the name implies, the neighborhood is situated directly to the west of East Gate (Old Bel Air) and north of the UCLA campus. The community developed on the heels of the East Gate original tract map, pushing west to accomodate growing demand in the mid 20th century. The primary entrance to West Gate is marked by monumentation and a faux gate spanning Bellagio Rd at Sunset Blvd. The Bel Air Country Club is a focal point of the community, with fairways laid out organically among winding streets and stately homes.
The neighborhood shares many characteristics in common with Old Bel Air, and the two flow seamlessly together. Large flat lots in close proximity to Sunset Blvd ensure unwavering demand. Homes on the highest end of the spectrum rival trophy properties to the east, while homes of the lower end of the spectrum offer a slightly more affordable point of entry as compared to East Gate Bel Air. Virtually all homes are gated and hidden from public view by protective walls and meticulous landscaping. Many homes at elevations too low for traditional views enjoy golf course frontage and fairway vistas. Virtually any amenity can be found in the community for a buyer able to afford the price.
West Gate contains a handful of estates that significantly exceed the size and price ranges given below. The community will soon be home to the two largest residences in Los Angeles County, with one recently completed (approx. 60,000 s.f.) and the future record holder currently under construction (approx. 85,000 s.f.). Properties of such caliber are often listed off market and would likely advertise nine figure asking prices.
