Upper Bel Air spans a wide swath of land from Lower Bel Air in the south to Mulholland Drive in the north. Lacking a clearly defined southern boundary, Upper Bel Air has been loosely defined here as all homes in excess of an approximate 5 minute drive from Sunset Blvd. Upper Bel Air includes a number of sub-neighborhoods, including Bel Air Crest, Bel Air Glen, Bel Air Park, Bel Air Ridge, Beverly Glen, and the Glenridge Area, which are each discussed in detail on their individual pages. 

 

The portion of Upper Bel Air discussed below includes all homes not within the aforementioned communities (defined by the yellow shaded area in the center of the map above). A large swarth of this region is overseen by the Roscomare Valley Association (RVA). The RVA is a volunteer organization encompassing 25 housing tracts, and includes all homes along the full length of Roscomare Road and its tributaries. The association acts as a prominent voice representing resident interests, particularly with concern to traffic and environmental issues. 

 

In contrast with the relatively flat terrain of Lower Bel Air neighborhoods, Upper Bel Air is characterized by homes perched along narrow ridgelines and nestled along canyon floors. Large lot sizes can be deceptive, as building envelopes are often modest due to steep terrain. Given the size of the neighborhood, it should come as no surpirse that home sizes vary significantly. Although few and far between, small bungalows can still be found starting in the low $1MM range. At the opposite end of the spectrum, a handful of grand estates dot the community's largest flat parcels. Views throughout the neighborhood can be spectacular. Many ridgetop homes offer panoramic vistas of the city and Santa Monica Mountains. The Stone Canyon Reservoir sits at the heart of the community and provides a serene backdrop for properties perched on the surrounding hills. 

 

Much of Upper Bel Air is nearly equidistant between Sherman Oaks in the San Fernando Valley and West Los Angeles. Accordingly, the community offers convenience for commuters heading in both directions. Freeway access is more proximate to properties in the northern reaches of the neighborhood.
