Lower Bel Air is loosely defined and encompasses a number of sub-neighborhoods discussed on this website, including Ashdale/Glenroy, Bentley Area, East Gate (Old Bel Air), Lower Casiano, Moraga Drive, Moraga Estates, Thurston Area and West Gate. The portion of Lower Bel Air discussed below includes all homes north and east of the aforementioned communities, within a 2-5 minute drive of Sunset Blvd (defined by the large orange shaded area in the center of the above map). Property north of this area is considered Upper Bel Air.
The range of home and lot sizes noted below reflects the varied topography of the neighborhood. Larger estates are concentrated within the rolling foothills of the Santa Monica Mountains, particularly along the northern fringe of Old Bel Air. Many of these elevated homes have sweeping views of the surrounding canyons, city, and ocean. More modest properties are clustered along the lower reaches of Bel Air's canyons and trade views for a sense of urban seclusion. Regardless of location, usable building pads in this community are often just a fraction of a particular parcel's total acreage. Despite the hillside setting swimming pools are common, even in the more densely populated canyons.
Homes in Lower Bel Air are particularly desirable for their proximity to Sunset Blvd. Residents enjoy ease of access to shopping, dining, and commercial centers from Brentwood to Beverly Hills. Those needing to commute benefit from easy access to the 405 Freeway, connecting to the San Fernando Valley and all of West L.A..
